  • Ground Maintenance - there is an obligation to keep land cleared in Portugal.  When clients require their gardens to be maintained, then we can provide the following services -Lawn cutting, strimming, power hosing of patios, pathways and drives, tree and bush maintenance, weeding etc

    Costs for all the above services to be negotiated per hour including equipment.

    It should be noted that if land becomes overgrown in Portugal, the Camara (council) can fine the property owner and contract for the land to be trimmed; this ruling is particularly imposed during the summer months when there is risk of fire breaking out.

  • Painting & Decorating - sourcing the right products is not always easy but we can help you find the right products at the right price and conduct the work for you. This service is provided at a cost of to be negotiated per hour or quotation provide for a straightforward decorating job, this does not include the cost of materials.
    Specialist hand painted finishes such as sponging, rag rolling and stencilling can also be provided
    If walls require replastering, new electrics installed or upgraded then specialist contractors would be employed prior to the decorating being carried out, hourly rates determined by the contractor would be negotiated by the Agent under the Property Management terms to be agreed by the client before these works commence.

 

  • Interior Design - we have helped a number of new residents decorate their homes, again finding unusual and even regular items at good prices.

Property Management FAQs

We can certainly help you pay fees, contractors, repairs or other costs that you may incur. To safeguard our clients you set up an account with a local bank and provide us access. In this account only agreed sums of money that need to be paid are retained within the account.

We can also check that work or products you are paying for are infact correct before payments are made.

We provide regular emailed reports on payments or actions taken on your behalf.

We can help you with any translation of Legal Documentation to be translated into English, or negotiating with Contractors, Vendors, the local authorities, etc.

Our translator(s) are fluent in English and Portuguese, if you require other languages, please enquire and we are sure to be able to assist you.

 

While Portugal is certainly a more secure place than most, there is of course always the risk that an empty property can be targeted, especially when they are in remote locations. There is also the risk that weather or other situations may arise when a property is vacant and remain undetected.

We can provide a service to suite your needs by visiting on a regular basis as per your requirements. 

Reports are made by email but urgent problems will be actioned by phone whilst on site.

When clients are letting their property as a holiday home, or they themselves are visiting their premises for a break, we are able to offer a Cleaning and “Welcome Pack” service.

We will ensure that the premises are cleaned to a professional level, that bed linen is changed, clean towels are placed in bathrooms and agreed toiletries are supplied.
We will purchase, a list of agreed “Welcome Pack” items on behalf of the client, these items could include basic essentials such as tea, coffee, milk, bread, eggs etc for use on arrival.

All purchases made to top up toiletries and provide the contents of the “Welcome Pack” will be charged to the client at actual cost.

Additionally, if fires need to be lit, heating turned on, gas cylinders changed, logs ordered, and then this service can also be provided.

We do have some fixed costs but as most of our clients require a flexible assortment of services we prefer to discuss your requirements and give you a very competitive rate to suit your budget and needs.

We pride ourselves on our professional service and while most of our clients prefer to remain private we are able to provide you with references.
